Lorton is planned-community country. Most of what stands here went up between the mid-1990s and the last few years, in subdivisions with a homeowners association, a set of recorded covenants and an architectural review committee that has an opinion about your color. A large share of it is townhouses, and a larger share still is clad in vinyl siding.

All of which means a Lorton repaint starts with two questions that barely come up elsewhere in our service area: can this surface take the color you want, and will your HOA approve it. Get those right and the painting itself is straightforward. Get them wrong and you are either repainting again or unwinding it with the board.

Painting vinyl siding: the two rules that decide everything

Yes, vinyl can be painted, and painted well. But it is the one substrate where the color you choose is a technical decision, not just an aesthetic one.

Rule two: the LRV floor

Light Reflectance Value runs 0 (black) to 100 (white). Vinyl-safe palettes stop at 55.

At LRV 55 and above

Over a hundred usable colors — whites, greiges, soft taupes, light blue-grays and mid-tone neutrals. Warranty intact.

Below LRV 55

Dark colors absorb solar heat and vinyl distorts. Painting significantly darker than factory color can void both the paint warranty and the siding manufacturer's warranty.

Rule one: the paint has to be formulated for vinyl

Vinyl expands and contracts with temperature far more than wood or fiber cement. A conventional exterior coating that is fine on siding boards will crack and peel on vinyl within a couple of seasons because it cannot move with the substrate. Vinyl-safe acrylic systems are built to flex with it, and on sound, clean vinyl they need no full prime coat.

What that means for the job
  • Inspect for cracked, split or pulled panels and repair first — paint does not fix a failed panel.

  • Pressure wash at moderate pressure with a wide tip, then proper dry time. Chalk and mildew are the main causes of adhesion failure.

  • Spot-prime bare or chalky areas only.

  • Two coats. One will not deliver the color retention the warranty assumes.

  • Keep paint out of expansion gaps and J-channels — vinyl has to slide on its fasteners.

Getting your color past the HOA

Nearly every Lorton subdivision has an architectural review committee, and in most, exterior color is not your unilateral decision. That includes Laurel Hill, the master-planned community on the former Lorton Reformatory site alongside the Workhouse Arts Center.

Most associations publish a book of pre-approved colors. If yours is on it, approval is often a formality.

Before we start

Townhouses: what changes when you share walls

A large share of Lorton's housing is attached, and a townhouse exterior is a different job from a detached one.

  • You may only own part of the elevation. On many rows the front facade is an association responsibility and the rear and deck are yours.

  • Color continuity is usually enforced, so the street reads as one composition — narrowing choice further than the vinyl palette already does.

  • Access is tight. Narrow side yards, shared fences and parked cars mean staging is planned, not improvised.

  • Shared trim and gutters. Where a fascia runs across several units, patch-painting one section rarely looks right.

Interior work has its own wrinkle: noise and odor travel through party walls. We use low and zero-VOC products as standard and schedule the loud work for the middle of the day.

The other Lorton exteriors

Not everything here is vinyl.

Aluminum siding

On older stock. Takes paint very well — often better than vinyl — and has no color restriction, because it does not warp. It chalks heavily, so the wash and prime matter.

Brick fronts with sided returns

A very common Lorton pattern. Usually we paint the siding, trim and shutters and leave the brick alone.

Fiber cement

On newer builds. No color restriction, but factory finishes chalk and dark boards need the right primer under a color change.

Decks and fences

Often the most weathered thing on the property, and the quickest visible win.

How long a Lorton repaint should last

Reasonable expectations, on properly prepped surfaces in this climate:

  • 10+ years: Vinyl, vinyl-safe system, two coats — longer on shaded elevations. The best-value exterior repaint available in Lorton.
  • 10+ years: Aluminum siding, provided the chalk was removed and it was primed correctly.
  • 5–8 years: Trim, fascia and shutters — they take the most weather and usually need attention first.
  • 2–4 years: Decks, for most stains, whatever the label claims.
  • Sooner: South and west elevations will fade before the north and east sides. That is sun, not a defect.

Anyone quoting you fifteen or twenty years on an exterior is selling something. We would rather give you a realistic number and a five-year written warranty we actually honor.
