What Falls Church houses actually need
The housing stock here is unusually mixed for a two-square-mile city, and each type fails differently.
The pre-war core
The older streets near Broad and Washington hold homes built in the 1920s and 1930s — wood siding, deep eaves, original trim profiles that no longer match anything at a big-box store. Anything built before 1978 is presumed to contain lead paint, which means containment, HEPA collection and RRP-certified handling rather than an open sander. That is not optional and it affects the estimate.
Post-war Capes and ramblers
The 1940s to 1960s expansion left a large stock of Cape Cods, ramblers and brick colonials. Many were re-clad at some point in aluminum or asbestos-cement siding. Both take paint well and both punish shortcuts: aluminum chalks heavily and has to be washed and dulled before anything will stick, and asbestos-cement must never be power-sanded.
Newer infill and townhomes
Redevelopment along Broad Street and around the Metro stations has added townhomes and larger custom builds. These are usually fiber-cement or engineered siding, often factory-finished, and the questions are different — color matching to a manufacturer finish, and whether the warranty survives a repaint.
The tree canopy
Falls Church has serious mature tree cover, which is lovely and is also why north-facing elevations here grow mildew faster than the same wall two miles east. If your north side looks gray and the south side looks fine, that is usually biological growth rather than failed paint, and it changes the prep rather than the product.
